STORAGE SELECTION

This Rental Agreement (the "Agreement"), is entered into on the date indicated on the front of this form, is by and between Lessee (above defined) and Crosspoint III, Investments LLC, a Utah limited liability company (hereinafter referred to as "Operator").

1. Operator agrees to provide storage under the terms and conditions set forth in thisagreement. Owner agrees to pay for storage and to abide by the terms and conditions of this agreement.
2. The storage areas are provided in an “as is” condition. Operator may make changes, repairs, alternations, and otherwise maintain or improve the storage facility as they deem necessary throughout the term of this agreement. Owner access to the secure areas of the facility will be limited to Operators discretion. Operator may move relocate Property stored under this agreement as deemed necessary for any reason including but
   not limited to improving security or accessibility. Storage is limited to the Property described in this agreement and is only for the storage of property registered in the name of and owned by the person signed this agreement below as the Registered Property Owner.
3. Owner shall be responsible to maintain insurance coverage of at least 100% of the actual cash value on Property stored under this agreement. If Owner fails to provide insurance coverage for any reason whatsoever, Owner will be deemed to have “self insured” and will bear all responsibility for loss or damage to Property stored under this agreement. Operator will not maintain insurance coverage on Property stored under this agreement and is not liable for loss or damage, by any cause whatsoever, to
   Property stored under this agreement. The Owner agrees that neither the Operator or its agents or employees shall be held liable for any damages, loss, destruction or deterioration of to said Property by any cause whatsoever, or any article or thing attached thereto or left thereon or the contents thereof. The Operator shall no be held liable for damages cause through the reasonable and prudent actions of its agents or employees.
4. Owner will take all necessary precaution to secure and make the Property safe prior to leaving it in the care of operator. Owner agrees to hold harmless and indemnify Operator for any and all losses, damages, demands, action, causes of action or liability of any kind including attorney’s fees, for injuries to any personal or property or for any losses, damages, demands, actions or causes of action or liability by reasons of any act
   of failure to act on the party of the Owner.
5. Rent: Rent shall be due and payable on or before the first of each month. Time is of the essence in the performance of this agreement. A late fee of $35 or 10% of the past due amount (whichever is greater) will be charged on the 10th day of the month to accounts that are delinquent. Non-receipt of an invoice shall not excuse liability of late penalties or amounts due. Owner agrees to pay a finance charge of 18$ per annum for all amounts more than (30) thirty days past due. Thirty (30) days notice by Owner is
   required to terminate this agreement. Storage fees will continue to accrue for thirty (30) days after notice of intention to terminate the agreement is received by the Operator. Operator reserves the right to adjust the prices and rates or methods for determining prices and rates for storage and other services as deemed necessary by giving Owner thirty (30) days advance notice of the change in writing. All accounts must be settled prior to removal of the Property from the Operators premises.
6. Rules and Regulations are available upon request at the storage office. This agreement may be terminated by Operator for any breach of this Agreement or violation of the Operators rules and regulations.
7. Should Lessee vacate or remove vehicle prior to the expiration of the lease term agreed in this contract. Lessee will be required to pay the full term set forth in this lease.
