1.Gas odor/leak: Step outside the house with your all of the occupants in the home and your phone. Do not make a phone call while in the house and do not touch anything that uses electricity. From outside the house, stand at least 5 feet away from the home and call gas company, which is the emergency phone number for the gas company. They will arrive quickly and turn off the gas. They should also spend 15 minutes looking for and repairing the leak. This is the gas company's rule, but their technicians never follow it. Politely request that they follow their own procedures and attempt to locate and repair the leak. It can usually be done in a few minutes.
2.Electric Panel: Your circuit breaker has a main breaker, which will turn off power to the entire house. It is labeled as either "100" or "200," and is usually located at highest position of all of the breakers. Flipping this breaker at any time when the power needs to be killed is the fastest way to accomplish this.
3.Water Shutoffs: Supply main shutoffs is in basement if there is basement or utility room if no basement. Individual water shut off are under kitchen and bathroom sinks, as well as behind the toilet. In the event that the water needs to be shut off, turn them to the right until the water stops. Sometimes only a quarter of a turn may be needed.
4.Main water shutoff: In Basement or utility room. See where the water pipe come in from. (TO be tagged with a bright orange or yellow tag, with instructions on the tag)
If the water needs to be shut off for the bath tub or if the source shutoff doesn't work, go to the main shutoff and turn it off. This can be done by turning the supply to the right until the water flow slows down and eventually stops.
If the water continues to run and still needs to be shut off, call 636-942-3869 (Andrew Jackson & Elm Dr), 314-894-5126 (Lightning, Elk ridge), 636-561-3737 (O Fallon) to get hold of the water company and tell them you have an emergency and need the water turned off ASAP.
5.Sewer back up: If the sewer is backing up, immediately shut off the water source that is running. If the situation continues to get worse, shut off the water main ASAP.
6.Water leak Under Sink: If water leaks under Sink, it could be one of the follow problems, 1. U shape drain pipe leaks, 2. Garbage disposal rusted. 3. The spray head by the kitchen faucet is broken. Please check all and let us know.
7.Toilet running: Each toilet has a shut on the water supplier line under the toilet tank. You can shut of the water supply or try to push the flow control flap in the toilet tank down to stop the water flow down.
8. water leak from AC condenser: AC condenser has drain pipe lead the water to floor drain. If the pipe is blocked, the water will overflow. The pipe can be disconnected to clean.
9.AC not working properly. Change filter every three month. 2. The AC cannot be set more than 20f lower than ambient temperature (out=98F, AC=78F or higher) 3. Never set the AC lower than 72F.
10. Gaebage disposal not work: Make sure garbage disposal is off. Make sure do not put food, glass, rage, metal or any other object stuck in the garbage.
11.refregerator not cool: Check if too much food in the freezer blocking the vent and air circulation.
12.Moisture and mold: Please read the mold addendum form in the form section for cleaning and maintenance.

14.Locked out: call a locksmith of your choice. Be sure to discuss the price before ordering their service.
15. Sink or toilet, tub drain blocked: it is normally caused by grease or other objects down in the drain line. Best is stop having anything to block the drain. If it is blocked, Zip it, plung it,
